The average sale price for a detached single-family home for all areas of Brantford in January 2021 was $625,646, which is up by 37.28% or $169,917 higher compared to the average sale price of $455,729 in January 2020. The sales-to-new listings ratio was 97.65%, which means that almost 10 homes were sold for every 10 listings that came on the market, indicating an extremely strong Seller’s market in Brantford. The # of homes sold in Brantford was down 3.49% versus a year ago but the # of new listings that came on the market was down 24.11% as the inventory of houses for sale in Brantford remains low while there is a lot of pent up demand from all the Buyers who are wanting to buy a house in Brantford.

 

North End

The average sale price in Brantford’s North End neighbourhoods in January 2021 was $721,050, which is up 38.20% or $199,304 compared to the average sale price of $521,746 in January 2020. The sales-to-new listings ratio in the North End areas last month was 88.89%, which means that almost 9 homes were sold in the North End neighbourhoods for every 10 new listings in the North End that came on the market, indicating a very strong Seller’s market in the North End areas.

 

West Brant

The average sale price in the West Brant area in January 2021 was $755,995, which is up by 58.51% or $279,063  compared to the average sale price of $476,932 in January 2020. The sales-to-new listings ratio in West Brant for the month of January was 90.48%, which means that 9 homes in West Brant were sold for every 10 homes that came on the market, indicating a very strong Seller’s market in the West Brant areas.
